Spring is here!

I can’t believe it!  It took YEARS for spring to arrive this year.  Flowers are blooming, trees have leaves–real leaves!  They’re green and gorgeous!  I don’t even mind the pollen because winter is gone!

You know the best thing about it though?  As a Realtor that sells foreclosed homes, the biggest thing I love about spring is that I can take my plumber off speed dial!  I may still have empty homes that have a pipe burst, but it won’t be because the heat went out and they froze! 

Yeah, it’s the little things that make me happy.

Purchasing a foreclosure or short sale? You might want to do a split closing….

If you’re purchasing a foreclosed property (commonly known as an REO) or a short sale, you probably want to do what’s called a “split closing”.  This simply means you’re using a different title company than what the seller is.

It might cost you a couple hundred extra bucks, but having two sets of eyes on the chain of title is better than one.  Considering the volume many title companies and foreclosure attorneys are handling, it can be easy for them to miss a lein on a property or accidentally overlook a cloud on title.  If you engage your own title company to handle your purchase, they will do their own doublecheck on the title work and very well can save you a lot of headaches down the road…..

You never know what’s behind the door….

I’ve mentioned before, I’m an REO Realtor.  I mainly sell foreclosed homes.

Yesterday, I get a call from one of the companies I list for and they wanted me to take on a new listing.  Home had just foreclosed that morning.  I know the drill…

1) check to see if it’s occupied
2) if vacant, gain access, determine amount of personal property left, take photos
3) rekey, get utilities on, order trashout if necessary.

So, I proceed to the house (surprisingly, I was only about a half mile away from it when I got the call) and find this:

Wow I thought – a good one – appears fairly well kept, flowerbeds could use some sprucing up, but otherwise this will be a nice one.

Then, I opened the door.

Apparently, the dogs owned the house.  EVERY door frame and door is scratched and chewed up.  EVERY room has holes in the carpet from dogs tearing it up.  The ENTIRE house smelled like animal urine.

This may be a tough one.  Just goes to prove you can’t judge a book by it’s cover–or a home by it’s facade.

Knock knock – anybody home?

I’m an REO Realtor – I mainly list and sell foreclosed properties.  Sometimes I feel all yuck that I’m ‘profiting’ from others misfortune.  Other times I tell myself I’m simply recycling real estate–in a “Green” sort of way.

After double-checking to make sure it had been vacated by the previous owners/tenants, I had to gain entry, take pictures, make sure the electric panel was turned off, the water was off, the gas lines were secure, and determine if there were any “hazardous” conditions. 

Hazard?
